Sold the Old House and Paid Off the New House

It has been quite the week for the Canham’s. We finally were able to sell our house in Chandler. We sold it to our neighbors and friends. It started off as looking as if it would be rather easy to get through the process, but then there were some hick-ups along the way.

The inspector found some issues with the roof, electrical and plumbing that they wanted addressed. We thought we could make a concession offer to them to have them take care of it all, but because we were working through a relocation company we couldn’t. The relocation company required us, the sellers, to address and/or repair all the concerns. So, we had a roofing company come out and repair the roof. My father-in-law took care of a few things inside the house. An electrician came out and addressed a concern but no repair was needed. And we had a trusted plumber come out.

The plumbing was the biggest issue. There was a moisture issue in the garage coming from an upstairs bathroom. So my plumber came out, cut a hole in the ceiling, and found a cracked pipe. He said the moisture wasn’t that bad up there, no mold thankfully, and he replaced and repaired it all. Then I had a drywall person come out and repair the hole. Then the buyers had the inspector come out again and confirm everything was repaired, and they found that there was a still a moisture issue in the same location. The was all 2 days before closing. We got he plumber back out, he was sure everything was fine, my realtor bought a moisture gauge to test as well, and they found a moisture increase when the water shower was turned on in that bathroom. So, another hole was cut…

*Side – this was all being done while I was either in white mountains or while driving between the white mountains and Mesa so the cell service was spotty

They found no issues at all. After much testing nothing was found to be an issue. Then the buyers came back later to see that there was no issue, and they agreed to take care of the hole.

And then we close a couple days later. We then got money deposited into our account on Monday and that house was done.

And as of today we just paid off our house in Idaho as well. We were talking about paying off the house in Chandler a while ago, but with our interests rates so low we found it made more sense to invest that money in the market rather than pay off the house so that is what we did, but with the next mortgage that wasn’t the case. The interest rate was a lot higher and so paying off this loan was a priority.

Again now we are truly a debt free family. This is a huge relief to “B” since she is, by huge margins, the one bringing in the money into our family. Now there is no concern really about the future with regard to debt. Yes, I will have to take care of insurance and property taxes, but I have been doing that with our cabin for years so it isn’t that hard.

Oh and we started sleeping at the new house for the first time this week as well. We have been staying in temporary housing provided by the relocation company for the the last month, but that ran out this week.

So a big week for us.
